That’s why it’s so important to make the absolute most of every viewing—because those few walkthroughs might be your only real chance to spot the things that could make or break your experience living there.
Here are 6 smart things to check when you're viewing a property that many buyers forget to consider:
1. Follow the Sun
Natural light can completely transform how a home feels. Where does the sun rise and set in relation to the home? Is the living area getting good afternoon sun? Even on a cloudy day, try to get a feel for the light—or ask the agent if you’re unsure.
2. Storage is Key
Look beyond the obvious. Are there wardrobes in every bedroom? Is there attic space or room for extra storage in the garage? Can you fit a garden shed out back? A home might feel spacious until you realise there’s nowhere to store the Christmas tree.
3. Test the Fit (Literally)
Got a large couch, dining table, or king-size bed? Cut out a simple paper template the size of your furniture’s footprint and bring it with you to check how things will actually fit. It’s a simple trick that can save you a lot of future frustration.
4. Ignore the Décor
Paint colours, carpet choices, curtains—they're all cosmetic and easy to change. What matters more is the layout, room sizes, and location. Try to picture the home empty and how it might work with your style and furniture.
5. Do a Drive-By After Dark
The vibe of a neighbourhood can shift in the evenings. If you like a house, take a drive by at night. Are there streetlights? Is it quiet? Are the neighbours still mowing lawns at 10pm? A little recon can go a long way.
6. Just Listen
When you're inside, stop talking for a minute. What do you hear? Traffic noise? Barking dogs? Nothing at all? Sound is something we often tune out at viewings, but it can hugely impact your enjoyment of a space.
